THINK ABOUT SELLING NOW?

Guilderland, NY – If you’re a homeowner and have been thinking about selling, what are you waiting for? Here are 3 reasons why selling now could be more beneficial than you think.

Buyers are chomping at the bit. Eager homebuyers have been frustrated over the last few years, experiencing low inventory in most major markets, which is pushing them to start home shopping earlier in the year to try to beat out the competition and ensure they’re not missing out on any available properties.

The best time to sell your home is traditionally between March and June. But cold weather isn’t keeping interested buyers from starting their home search at the start of the year.

And while the last couple years have proven beneficial for sellers, seeing many homes sell for asking price or above, it won’t last forever. Zillow predicts home builders will begin looking to construct more entry-level homes to meet demand later this year. If you wait too long to put your home on the market, you may find yourself competing with new builds that haven’t been a part of the market in large numbers since before the recession.

Interest rates are low … for now. For both the buyer of your home and your own next home purchase, low interest rates can help make a transaction possible. In the second week of January, the average interest rate for a 30-year fixed-rate mortgage was 4.17 percent, according to NerdWallet. Mortgage rate averages reached more than 4.4 percent in 2017, but closed the year out just below the current rate.

While mortgage rates aren’t expected to spike significantly this year, they are forecast to increase overall. The Mortgage Bankers Association predicts 30-year fixed-rate mortgages will rise to 4.6 percent this year, and it expects rates to rise to 5 percent in 2019 and 5.3 percent in 2020.

While increasing interest rates are a sign of a good economy, they can squeeze out some potential homebuyers from the market. The current low rates can serve as a catalyst for many potential homebuyers to get moving sooner rather than later. But as interest rates continue to rise, you’re less likely to see as many bidding wars – which is welcome news for buyers but not sellers.

Renovations today won’t come back in full next year. Zillow’s 2018 predictions include the expectation that most homeowners will focus on renovations and updates this year rather than selling. If you’ve got remodeling on your schedule for the year, be sure it’s an update for you because it’s unlikely that renovations will have a 100 percent return when it comes time to sell.

The key to taking advantage of the seller’s market this year is not taking the tight inventory for granted. Buyers will still expect effort from sellers in preparing a property for sale. While they may be willing to overlook a dated kitchen, it’s the clutter, deferred maintenance and lack of curb appeal that can still kill a deal. If you do decide put your house on the market, take the process seriously, and you’re likely to see ample interest.

ENERGY SAVINGS TIPS FOR WINTER

Here are some tips to save energy and heating costs in your home this winter: 

  • Caulk around windows
  • Weatherstrip around doors
  • Add insulation where there may be little or none (between attached garage and the main house, in the attic and/or basement)
  • Insulate your pipes
  • Insulate your hot water heater
  • Keep your water heater at 120º  (you can keep it lower than this if you don’t have a dishwasher)
  • Ceiling fans circulate warm air that collects at the ceiling back down into the room
  • Lower your thermostat.  For every 1º of temperature you deduct, you save 3% of your heating cost.
  • Look for the Energy Star®  label on any new major appliance you consider purchasing.
  • Use LED light bulbs – they use less energy of a conventional bulb
  • Get a heating system check and tune-up, including filter replacement. Spending a few dollars now may save major headaches down the road
  • If you home has multiple heating zones, lower the temperature in the zone(s) you least often occupy
  • Use your drapes to control temperature.  Open them to allow in the warm sun during the day and close them at night to keep out cold air.
  • Re-arrange your furniture.  Do you have a bookcase blocking a heating vent or a large upholstered chair over a vent?  These can keep your heat from reaching the rest of the room.
  • Invest in a programmable thermostat.  You can program it to warm your home when you’re there and cool down your home at night or when you’re away.
  • Consider upgrading your windows.
  • Purchase a humidifier – moist air feels warmer than dry air.
  • Limit your use of ventilation fans in your kitchen and bath – these fans can draw the warm air out of a house in about an hour.
  • Wash your clothes in cold water whenever possible.

Why The Holidays Are A Good Time To Put Your Home On The Market

Guilderland, NY – November 2017 – 

  1. Buyers are more serious at this time of year. People who look at your home over the holidays are serious buyers.
  2. Inventory is low, meaning there are fewer homes for sale at this time of year, so serious buyers have fewer houses to choose from. This means less competition and a higher sale price for you!
  3. Homes show better when decorated for the Holidays. They are appealing and inviting.
  4. Buyers are more emotional during the Holidays, so they may be willing to spend more on a home they really like in order to get what they want.
  5. Buyers have more time to look for a house during the Holidays. Many buyers will look during the holiday season because they have time off or the want to wait until the family is all together.
  6. Many people want to buy before the end of the year for tax reasons.
  7. January is traditionally the month for transfers. Transferees can’t wait until Spring to buy. You must be on the market to capture the market.
  8. You may still restrict showings during your personal family events.
  9. You can sell now, but specify a delayed closing or extended occupancy until early next year if you so desire.
  10. By selling now, you have an opportunity to buy during the Spring, when many houses are on the market.

Bottom line… by selling now, you may have fewer actual showings, but more qualified and motivated buyers. The reason… you have less competition, resulting in a quicker sale, and a better price for you!

FALL is a Great Time To Get Your House Ready For Cooler Temperatures

Guilderland, NY- Your home is your largest investment. Here are a few tips to get it ready for the cooler temperatures.

FURNACES

Call a heating and cooling professional to inspect your furnace and clean ducts.

Change your furnace filter every month it is in use.

Install a programmable thermostat if you don’t already have one.

Keep the area around your furnace clear.

FIREPLACES

  • Have your chimney professionally cleaned if it hasn’t been for a while.
  • Now is the time to chop or purchase firewood, and order propane if you use it.
  • Store firewood at least 30 feet from your house.

WINDOWS AND DOORS

  • Use weather stripping around doors and caulk around windows to prevent cold air from coming in.
  • Replace cracked glass in windows or doors.

ROOF, GUTTERS and DOWNSPOUTS

  • Clean out gutters to clear away debris.
  • Consider installing leaf guards or gutter helmets to keep debris out, and put extensions on your downspouts to direct water away from your home.
  • Replace any worn roof shingles or tiles.
  • Check flashing to make sure that no water can enter your home.

EQUIPMENT

  • Drain gas from your lawnmower.
  • Service or get a tune-up for your snow blower.
  • Clear and store warm weather gardening equipment.

FOUNDATION

  • Rake away debris and vegetation from the foundation, and seal up gaps and cracks.

SMOKE AND CARBON MONOXIDE DETECTORS

  • Test your detectors to make sure they work. Replace fire extinguishers that are older than 10 years.
  • Replace the batteries when you change the clocks – it’s a great way to remember to do it every year.
  • Install a carbon monoxide detector near your furnace and/or water heater, and on each floor of your home.

PLUMBING

  • Know where your water main is in case of emergency!
  • Insulate exposed plumbing pipes.
  • Drain air conditioner pipes and turn off the water shut-off valve if there is one.

LANDSCAPING AND OUTDOORS

  • Trim tree branches that hang too close to the house.
  • Seal driveways, brick patios and wood decks.
  • Enjoy the crispness of the Fall season, and with your house in good shape, the cooler temperatures will be a breeze!

How and why did you develop Mill Hollow Apartments?

Our development team could see the potential in the site and layout of the former Bavarian Chalet, although it was in disrepair. We knew that there was a rich history with many Capital Region residents having fond memories of weddings and special events in that space. One of the reasons that the Bavarian Chalet was so successful was the beautiful view of the scenic pond and Helderberg Escarpment. When Steve of Buck Construction saw the former Chalet, he realized that by reconfiguring the building, getting rid of the second floor, and changing the placement of rooms, we could create a 7,200-square foot clubhouse for our apartment community, 3-4x the size of an average apartment clubhouse. The indoor shared space gives residents a way to remain active and enjoy the beautiful views year-round.

What is special about Mill Hollow Apartments?

Mill Hollow offers luxury apartments with breathtaking views. Spacious two-bedroom homes are set against a vista of the Helderberg Mountains with balconies or patios where you can enjoy the outdoors. Nine-foot ceilings, large windows, and glass sliding doors lead to rooms filled with light. An open floor plan leads to a beautiful kitchen with granite countertops and an island or breakfast bar. The master bedroom has a large walk-in closet, a ceiling fan, and a bathroom with luxurious granite counters and a double sink. An expansive clubhouse with a vaulted ceiling provides a place to relax by the fireplace, watch a movie in the theater, and exercise in the fitness room or in-ground pool, and have coffee in the large community kitchen. Get fresh air on the walking trail around the scenic pond, which will take you to the fire pit and community garden.

What do you love most about Mill Hollow?

We envision a community where a resident can wake up on a summer morning, take a walk along the trail and then garden in the community garden, and visit the gym or yoga room as they desire. As the afternoon temperatures rise, go for a dip in the pool. In the evening, the clubhouse could become a social gathering spot where residents enjoy the view of the sunset with friends then watch a movie. Before heading home, set back out for a walk around the pond and enjoy one of the community’s fire pits. In the winter, residents can stay fit using the exercise room and watch the snow fall on the mountains from the sun room.

We are grateful for the positive reception of Mill Hollow and the support of the Town of Guilderland. From the beginning, we knew this project had promise because of how beautiful the site is, with its location at the foothills of the Helderbergs. Guilderland is a great place to live and work, with a top-notch school district and a mix of offices and retail that provide opportunities for employment, entertainment, and great shopping. Few projects like this exist in the town.

Common Sense Tips To Keep Your Household Looking Its Best

HOUSEHOLD HINTS

Beautiful Lighting For Your Home:

  1. Halogen lighting in your kitchen and dining areas make food look more attractive!
  2. For hard to reach lights, think of fluorescent bulbs – they last longer so you need to change them less frequently
  3. Outdoor lighting along paths and stairs will make your home not only more attractive, but safer as well.

Great Looking Tile:

  1. A mixture of ½ water and ½ ammonia will help to remove mildew and make tiles shine.
  2. Run a hot shower for a few minutes prior to cleaning – this will help to loosen dirt and make cleaning easier.

An Attractive Front Door:

  1. A fresh coat of paint on your front door will add to the beauty of your home.
  2. Shine-up metal door hardware, house numbers and other fixtures by cleaning them with a mild soap & water mixture and a soft cloth.  You can also use commercial cleaners according to the type of metal you have.

Great Interior Paint

  1. Use a coat of primer prior to painting.  One coat of primer covered with a coat of paint is more durable than 2 coats of paint.
  2. Use semi-gloss, gloss or other more easily washable paints in areas that need frequent cleaning (due to food spatters, hand prints, etc).

Stainless Steel Appliance Cleaning:

  1. Use this technique every few months to keep appliances clean and shiny:
  2. Wash surfaces with hot, soapy water (dishwashing liquid works fine) and a nonabrasive sponge, working both with and against the grain, to lift grime & build-up. Dry with a soft towel. Don’t be surprised if appliances look duller than when you began: you have just removed grease and residue from previous cleaning products.
  3. Apply a layer of stainless-steel polish according to the package directions, wiping off any excess immediately.
  4. With a clean, dry towel, buff the polish into the surface, going with the grain, until it shines and the towel comes away dry.

Clean Windows:

  1. Did you know that you should never clean your windows in direct sunlight?  Your glass becomes heated and this causes streaking and spotting.
  2. Wash the outside of the window panes using left to right strokes and the inside using top to bottom strokes. That way if they are streaked you’ll now which side to do over.

Scented Dryer Sheets to the Rescue!

  1. Scented dryer sheets can do more than freshen clothing and eliminate static cling…
  2. Use a dryer sheet as an air freshener in your car – just place a sheet under your seat
  3. After you have unpacked, place a dryer sheet in your empty suitcase to keep away musty odors
  4. Place a dryer sheet at the bottom of your wastebasket, under your trash bag, to eliminate odors.

A Clean Dishwasher:

Fill a small coffee cup with white vinegar and place it on the top rack of your empty dishwasher and run its regular cycle – when you are done, your dishwasher will be sparkling clean and fresh smelling.

DIY Tips To Get Your Home Ready To Sell

Guilderland, NY – If you’re looking to put your home on the market, make sure it’s ready to sell. Host of HGTV’s “Rehab Addict”, Nicole Curtis, gives four inexpensive insider tricks to help market your home and get the best price.

SELLING SECRET #1 – THE FIRST IMPRESSION IS THE ONLY IMPRESSION

In today’s digital age, people are checking out your home online before even driving by. Maximize your digital presence by asking your realtor to post as many photos as the listing website will allow, and adding photos of decorative accents throughout the home, such as flowers or updated hardware.

With your home’s exterior being the first photo potential buyers will see, take an afternoon to spruce it up before snapping photos. Add vibrant flowers, inexpensive shrubs and get that lawn freshly mowed.

“Twenty dollars of fresh flowers makes a huge difference,” Curtis says.

SELLING SECRET #2 – TAKE THE HOME OUT OF YOUR HOUSE

Those photo frames lined up in your living room featuring your family’s smiling faces? Take some of them down.

“You want people to focus on your home, not your pictures,” Curtis says. “If you have family photos up, they will stare at your photos all day long and not pay attention to anything else.”

Also store away memorabilia collections, personal keepsakes and tone down any themed bedrooms, which can be distracting if they are not the potential buyer’s taste.

“Themed bedrooms are not a good selling point,” Curtis says.

SELLING SECRET #3 – THE KITCHEN COMES FIRST

Kitchens will make or break a sale, so consider updating yours before putting the home on the market. Curtis says that with Kitchen upgrades, you will most likely get 85 percent of your money back, and renovations eliminate a buyer’s negotiating points (they may ask you to knock $10,000 off the price because the Kitchen needs updating).

To make the Kitchen look fresh without draining the bank account, consider adding a fresh coat of neutral colored paint and new hardware to dated cabinets.  If you do have a little bit of cash to spend in this area, Curtis recommends adding at least one stainless steel appliance to give the kitchen a high-end look.

SELLING SECRET #4 – HALF EMPTY THE CLOSETS

Storage sells, but packed closets make it look like your home doesn’t have much room for a buyers’ things.  Showcase your closets by taking half of your belongings out of the closets, then neatly organizing what remains. Another nice touch is to swap out cheap plastic hangers for wood ones, as they give a high-end look to closets.

“The key to selling your home is about 32 Rubbermaid containers,” Curtis says. “The time to pack is before you list your home.”
